Nikki B. has over 17 years of experience in Real Estate Sales, Construction & Investments. She is the CEO of Modern Luxury Real Estate, an investment firm specializing in vacation rentals found on Airbnb & VRBO. Nikki B. is the Momager of NBA prospect Nimari Burnett who is a student-athlete at The University of Alabama, McDonald’s All American & Gold Medalist.

We had the amazing opportunity to catch up with Nikki B. to discuss her start in real estate and what’s next in her career.

Who is Nikki B in five words?
Nikki B. is a child of the upmost first & a mother directly after. She’s a visionary, resilient, confident, a straight shooter & a bonafide hustler.

What inspired your start in real estate?
I was inspired to get my Real estate license in 2005 after closing on a few investment properties. I saw the money that the realtor was making on the deals that my husband and I were closing on and I thought it only made sense for me to get my license, make the money and keep it in the family.

What is the most challenging and rewarding part of your career?
The most challenging part of my career is missing out on a property that I really like and had my eye on.

The most rewarding part of my career is being able to obtain an Airbnb property, furnish & turn it around in 7 days or less and start making money right away!

How do you balance the demand of being a Momager to your son and working in Real Estate?

Balance is something all working moms strive for.
However, my son comes first so I’m sure to schedule my projects around his schedule and make it work. Funny fact all my Airbnb properties are in the 2 states where we went to school. That just goes to show I made real estate work around him. That’s balance.

How would you describe the current Airbnb market?
The current AirBNB market is booming, to say the least. Last year Airbnb alone generated over 48 Billion in gross revenue. They currently account for more than 20% of the vacation rental industry. It’s growing at a fast pace and is the reason why I’ve put my focus and energy into it.

What strategies are you currently using to get into the Airbnb industry? What do you suggest for upcoming investors/hosts?
I’m currently using the rental arbitrage strategy to obtain my properties. Rental arbitrage is when you sign a long-term personal or corporate lease to rent out a property then list on Airbnb & Vrbo for nightly, weekly & monthly rentals.

I teach my clients how to benefit & use this method by saving money. This is done by not having to put a hefty down payment, pay closing costs or be responsible for a mortgage payment. With rental arbitrage, you simply pay the first month’s rent, security deposit, and buy furniture.

Where do you hope to see your career in the next 3-5 years?

In the next 3-To 5 years, I want to see my investment firm owning hundreds of properties all over the country.
I also want to get back into new construction and build affordable new developments in under-served communities.

What is your definition of a Pretty Woman Who Hustles?

My definition of a Pretty Woman Who Hustles is a Woman That is Confident, Consistent, Strong & Has the Self-Belief & Self-Determination to Win. She knows that to make her dreams a reality, she must hustle, work hard, remove herself from negative people and dream killers. She knows that she must align herself with like-minded people and mentors that she can learn from. She doesn’t beg or ask for handouts and has the ability to keep it moving and reinvent herself as much as she needs to. She knows how to manifest the life she wants and is unapologetic in doing so!
